HMDA Plans Auction of Prime Government Lands in Hyderabad to Boost State Revenue

HMDA is set to auction over 28 acres of prime government land in Hyderabad’s most expensive areas, with notifications likely this month.

HMDA: The Hyderabad Metropolitan Development Authority is preparing to auction government-owned land located in some of the most expensive areas of Hyderabad, with the aim of generating large revenue for the state. Officials are expected to issue auction notifications later this month for key land parcels in Banjara Hills and Kondapur.

According to officials, HMDA plans to put more than 28 acres of land under public auction. This includes 8.3 acres in the Banjara Hills–Film Nagar area and around 20 acres in Kondapur, which lies close to Hyderabad’s major IT hubs. These locations are among the most sought-after real estate zones in the city, where land prices run into several lakhs of rupees per square yard.

In Banjara Hills, the HMDA-owned land near Film Nagar has already been divided into individual plots and made ready for auction. Due to its prime location and strong real estate demand, officials expect intense competition among bidders. Similarly, the 20-acre land parcel in Kondapur is expected to attract interest from developers planning residential and commercial projects, including high-rise buildings.

HMDA: Officials believe the auctions could fetch the government revenue worth several thousand crore rupees. The strong infrastructure in these areas, including wide roads, drainage systems, and electricity connections, has further increased the value of these plots. HMDA plans to auction only fully developed plots to ensure buyer confidence and smooth development after sale.

At the same time, HMDA is continuing the process of taking back nearly 70 acres of land in Kokapet that was earlier leased to IT companies. As the lease period for these lands has ended, officials are holding discussions with the concerned firms to regain possession. Once reclaimed, these lands may also be considered for future development or monetisation.

HMDA: The revenue generated from the upcoming land auctions will be used for improving urban infrastructure across Hyderabad. Officials said funds will be invested in road development, drainage networks, public utilities, and other civic facilities. They also recalled that previous HMDA land auctions recorded record-breaking prices, giving confidence that the upcoming auctions will see strong participation.

To ensure transparency, the authority plans to conduct the sale through an e-auction process. Plots will be allotted to the highest bidders, following clear and open bidding rules. This approach is expected to benefit both the government and investors, while also encouraging new residential and commercial growth in the city.
